What Does an SREM Rating Mean Under Local Law 126?

SREM stands for Safe with Repairs and/or Engineering Monitoring. It means a condition is safe at the time of the Local Law 126 inspection but needs repair or maintenance within the next one to six years to keep it from becoming unsafe. For each SREM item, the QPSI writes a specific calendar date by which the work must be done, and that date can never be less than one year out.

Those dates are firm. A garage filed as SREM also needs a follow-up condition assessment between 18 months and two years after the report is filed, and any SREM item that is still not fixed at the next cycle inspection must be reported as Unsafe, with a one-time $2,000 penalty for the owner. We are the repair contractor, so our job is to finish every listed item on time and give your QPSI the records to confirm it.

Conditions Commonly Rated SREM in Bronx Garages

 01

Hairline & Map Cracking

Surface cracks across the deck that are not structural yet but let salt water into the slab.

 02

Delaminated Concrete

Hollow-sounding areas where the concrete has separated from the rebar but has not fallen.

 03

Worn Traffic Coatings

Coatings worn through in drive aisles and turns, leaving bare concrete exposed.

 04

Early Joint Seal Leaks

Expansion and control joint seals that have started to drip onto the level below.

 05

Rust Staining

Brown stains on ceilings and beams that show the steel inside is starting to corrode.

 06

Slow or Clogged Drains

Drains that hold water after a storm and let it soak into the slab.

How SREM Conditions Turn Into Unsafe Ones

An SREM item does not stay the same while it waits for repair. These are the three ways it gets worse.

Salt Keeps Working

Salt already inside the concrete keeps corroding the steel, even after the surface looks dry and clean.

Delaminations Spread

Hollow areas grow outward every year until the concrete above them breaks loose.

Repair Dates Slip By

Without a tracked schedule, the dates in the report pass quietly and the item is filed as Unsafe at the next inspection.

How We Repair SREM Conditions in Bronx, NYC

Each repair is matched to the condition your QPSI described, so the fix lasts until the next cycle and beyond.

Concrete Removal & Patching

We remove delaminated concrete, clean and treat the exposed rebar, and rebuild the area with traffic-rated repair mortar. See our concrete repair work.

Crack Routing & Sealing

Cracks are routed and sealed, or injected where needed, so water and salt stop getting in.

Joint Seal Replacement

Leaking expansion and control joint seals are cut out and replaced with new sealant or joint systems.

Traffic Coating Renewal

Worn areas are cleaned, prepped, and recoated with a traffic coating so the deck is protected again.

Planning SREM Repairs Before Your Deadline

Every SREM item carries its own date. A simple plan keeps all of them on track.

1

List Every Item by Date

We pull each SREM condition and its repair date from your report into one schedule, earliest date first.

2

Group the Work by Level

Nearby items are grouped so each level is closed once instead of again and again.

3

Phase Around Parking

Work is phased so most of the garage stays open while each area is repaired.

4

Finish Ahead of Each Date

Each group is finished before its earliest date, leaving time for your QPSI to review the work.

How SREM Repairs Fit Your Local Law 126 Report

An SREM rating keeps the report open until the QPSI confirms the work. Between 18 months and two years after filing, the QPSI does a follow-up assessment and files an amended report showing the status of each SREM item. At the next cycle, the QPSI must certify that every listed condition was corrected, or it gets reported as Unsafe and handled through Unsafe repairs. If a date cannot be met, the owner has to notify DOB, and a new timeframe needs supporting documents from the QPSI.

1. Follow-up assessment 18 to 24 months after filing

2. Repairs certified in the next cycle report

3. Date changes need QPSI support

SREM Repair Planning in the Bronx, NYC

Two local factors decide when SREM work should start.

Working Around Winter

Patching mortars, sealants, and coatings need the right temperatures to cure. We schedule roof and open levels for the warmer months and keep enclosed levels for colder ones.

Board Approvals & Budgets

Co-op and condo boards often need time to approve spending. An itemized scope sorted by repair date lets the board budget across the full SREM timeframe.

What Affects the Cost of SREM Repairs

SREM repairs are priced item by item. These are the factors that move the total.

+1 (917) 355-8556

Number of SREM Items

A short list of small items costs far less than a long list spread over every level.

Size of Each Repair Area

Square footage of patching, length of cracks, and length of joints drive most of the price.

Type of Repair

Surface sealing costs less than deep concrete removal around corroded rebar.

Phasing & Access

Working around active parking in small phases takes more setups than one full closure.

Night or Weekend Work

Off-hours work keeps parking open but adds labor cost.

Coating & Sealant Systems

The system your QPSI or the site conditions call for changes material cost.

SREM Repair FAQs for Bronx Garage Owners

What does SREM mean on a Local Law 126 report?

SREM stands for Safe with Repairs and/or Engineering Monitoring. The condition is safe when inspected, but it needs repair or maintenance within the next one to six years so it does not become unsafe.

How much time do I have to fix SREM conditions?

Each SREM item has its own date in the report, set by your QPSI. Under the DOB rule, that timeframe cannot be shorter than one year, and the date is the deadline for the work, not a suggested start date.

What happens if SREM repairs are not done by the next inspection?

The QPSI must report the uncorrected item as Unsafe, and the owner faces a one-time $2,000 penalty. The same condition in the same spot also cannot be filed as SREM for two cycles in a row.

Does an SREM garage need another inspection before the next cycle?

Yes. A follow-up condition assessment is required between 18 months and two years after the SREM report is filed, with an amended report sent to DOB. It is not required if the SREM report was filed less than a year before the next filing window opens.

Can the repair dates in my report be changed?

The owner must notify DOB of any change to the repair timeframe, and the new timeframe has to be backed by supporting documents from the QPSI. It is safer to plan the work to meet the original dates.

Who confirms that SREM repairs are complete?

Your QPSI does. The status of each item goes into the follow-up amended report, and the next cycle report certifies the corrections. We give the QPSI photos and records for every repair.
