What Happens When a Garage Is Rated Unsafe?
A garage is rated Unsafe when the QPSI finds a condition that is hazardous to people or property. One Unsafe condition is enough to put the whole structure in the Unsafe category, and any guard or railing that is not firmly secured is automatically classified as Unsafe. The QPSI must notify DOB and the owner immediately and include the type and location of protection the garage needs.
From that moment, the owner has to start protective measures and repairs right away, and every Unsafe condition must be corrected within 90 days of the report being filed. Missing that deadline brings a $1,000 penalty each month until the work is done, unless DOB grants an extension. Items left over from past SREM repairs are reported as Unsafe too. Our crews handle the protection and the repairs, and your QPSI confirms the work in an amended report.
What Our Unsafe Garage Repair Service Covers in Bronx
Clearing an Unsafe rating takes three kinds of work, and they often run at the same time.
Emergency Protection
Shoring, safety netting, fencing, and cordons installed where your QPSI said protection is needed.
Unsafe Condition Repairs
Structural and concrete repairs that correct each Unsafe item listed in the report.
Extension & Close-Out Support
The contract, progress photos, and records your QPSI needs for an extension request or the amended report.
Conditions That Get a Bronx Garage Rated Unsafe
01
Loose Overhead Concrete
Concrete on ceilings or beam undersides that could fall onto cars or people below.
02
Unsecured Guards & Railings
Any guard or railing that is not firmly secured is classified Unsafe under the DOB rule.
03
Severe Section Loss
Beams, columns, or slab edges where corrosion has eaten away enough steel or concrete to weaken them.
04
Cracking Around Columns
Wide cracks circling columns on the slab surface, a sign the slab may be losing strength at the support.
05
Failed Vehicle Barriers
Barrier walls or cable rails that would not hold a car at the edge of a level or ramp.
06
Uncorrected SREM Items
Conditions listed as SREM in the last report and still not fixed at the next inspection.
What Makes an Unsafe Rating More Costly
An Unsafe rating gets more expensive when any of these three things happen.
A Slow Start on Protection
The rule calls for protective measures immediately. Waiting leaves people and cars at risk and the owner exposed.
Missing the 90-Day Window
Once 90 days pass, DOB penalties of $1,000 per month keep running until the condition is corrected.
Extension Requests Without Records
DOB does not grant extra time for financial reasons and expects a contract, progress photos, and a clear cause for the delay.
How We Repair Unsafe Garage Conditions
Unsafe work starts with making the area safe and ends with restoring the strength the structure lost.
Temporary Shoring
Steel or timber shores go in under weakened slabs and beams to carry the load until the repairs are done.Overhead Concrete Removal
Loose concrete is chipped down in a controlled way so nothing falls, then the area is prepped for repair.Structural Concrete Repair
Corroded rebar is cleaned or supplemented and the section is rebuilt, following the repair design from your engineer. See our structural repair work.Guard & Barrier Resecuring
Loose railings, guards, and vehicle barriers are reanchored or replaced so they hold. See our vehicle barrier repair work. The First 48 Hours After an Unsafe Rating
The DOB rule says protective measures start immediately. This is how the first two days should go.
