What Is NYC Local Law 126?
Local Law 126 is the New York City law that requires owners of parking structures to have them inspected by a Qualified Parking Structure Inspector, or QPSI, at least once every six years. The QPSI is a New York State licensed Professional Engineer with the experience the Department of Buildings requires. They assess every part of the garage, rate its condition, and file a report with DOB through DOB NOW Safety.
Between full inspections, the owner also needs a yearly observation of the garage, and any repairs the report lists have to be finished by the dates it sets. The rule is enforced with monthly and yearly penalties, so the cheapest way through it is to plan early. This guide walks through each part in the order a Bronx owner will run into it.
Which Garages Local Law 126 Covers

Stand-Alone Garages

What Is Exempt
